Hello this is Javier co-founder of the Thrive Real Estate Team at Compass and this is How to Purchase a Home in New York City. Part 9 - Getting Ready to Close.
And now we're getting ready to close, bank gave the clear to close, the attorney have everything set up, we are super excited, few things that you need to make sure that you have ready and that we have ready together so we can close. Number one, make sure you have the money in place I recommend my buyers and this is a conversation you want to have with your attorney to send the money to their attorney's escrow account prior to the day of closing, that way you're sure that there's no problem with wires going here, wires going there, the money is at the attorney's office already. If you're planning on moving in the day of the close or a few days right after, make sure you talk to management ahead of time a lot of buildings have restrictions of the moving in and out and you want to make sure that you have an elevator specifically for you. If you're buying a smaller building or it's a house you can skip this step, right there's nobody to call. Also very important the day before closing we're going to do a walkthrough we're going to go together with the seller's agent and go through everything in the unit make sure pipes are working, ACs are working, heater is working, make sure all the plugs are working, make sure that everything that was there and agreed on the contract that was going to stay there it's still there. The properties have to be delivered in working condition, room clean and we want to make sure all of that is there. What happens if that is not the case? Well, we can negotiate a credit for you or we can ask the seller to remediate whatever problem is there. Usually what we do that day we take pictures, videos, we record it and let the attorneys know and the attorneys talk about it and find a way to solve it, of course in a way that you and the seller would agree on. And after that dress nicely go to the closing table sign a whole bunch of papers, you get your key, take a picture and write a review for your agent. Once you're done we're going to celebrate together, you're now an owner of a piece of New York City, congratulations.
